Relevant Fire Safety Legislation
Duty of the person having control over a premises
It shall be the duty of every person having control over a premises to which the act applies, to
(a) take all reasonable measures to gaurd against the outbreak of fire on such a premises
(b) provide reasonable fire safety measures for such premises and prepare and provide appropriate fire safety procedures for ensuring the safety of persons on such a premises
(c) ensure that fire safety measures and procdures referred to above are applied at all times
(d) ensure as is reasonably practical the safety of persons on the premises in the event of an outbreak of fire, whether such outbreak has occurred or not

It shall be the duty of every person, being on the premises to which this act applies to conduct themself in such a way as to ensure that as far as reasonably practical that any person on the premises is not exposed to danger from fire as a consequence of any act or omission of his
Fire Safety Responsibilities
In the case of a multi-occupancy buildling the responsibility rests with that person having control over that part of the building which they occupy.
- Building Owner – is responsible for the part of the building over which he/she has control.
- Property Management Company – generally provide services for the common areas of buildings, but would have many fire safety responsibilities in that role
- Facilities Mgmt – will carry out many different roles within a building. Clarity is therefore needed re the provision of these services with regards to their responsibilities in matters of fire safety
